Seller’s Pre-Title Report:
One of the most common reasons a transaction falls through is due to defects in the seller’s title. A Pre-Title Report by Johnston Law allows adequate time for any title-defect to be cured in time for a closing. This allows listing agents to invest their time, money and resources without fear of the transaction being delayed or cancelled due to an old lien or an unmarketable title. Johnston Law provides this service for a small fee which is rolled into the closing costs if the Seller chooses to be represented by us at the closing.
A Pre-Title Report is advisable in the following situations;
- Properties that have been inherited or passed down through family;
- Properties which have been purchased in non arms-length transactions;
- Properties acquired through foreclosure or short-sale;
- Properties owned by the same individuals of family for several decades.
